Slim Villas boost for Halaman Free School

PENANG: Belleview Group is confident that its Slim Villas project in Jelutong will be popular, considering the redevelopment in parts of Jelutong.

Marketing manager Jeffrey Yap said people in Jelutong, especially in Jalan Perak area, are slowly taking notice of the redevelopment taking place, and seem keen on purchasing newer properties there. The townscape of Jelutong is also slowly changing with more and newer developments, especially high-rise projects gradually sprouting up along the Jalan Perak stretch.

"The Jalan Perak area is now going through a transitional period which will see the vicinity redeveloped from a slum-like area into a modern township in the near future - and people are starting to see that," Yap said.

Yap said Slim Villas has registered a take-up rate of 70% to date and was expecting units to sell out fast based on the response received so far. "We are confident that it will be sold out by the time it is completed this July, thanks to the positive market sentiment for new residential developments in the area," he said

"Basicall, most of the residential properties in the area are more than 20 years old.

Slim Villas has a huge potential as it happens to be one of the latest develoments there," he told theSun when contacted on May 2.

"Most of the buyers are from the vicinity of Jelutong, where they were born and bred - and probably make up most of the second generation of residents living in the area.

"We find that these second generation residents, now all grown-up and as young working professionals and executives, are not keen to moving out of the area as they intent to be close by their ageing parents.

"They are in fact looking to upgrade to better-designed, high-quality and comfortable homes," Yap said.

Slim Villas, with a gross development value of RM53 million, comprises 66 three-storey terraced houses built on an 19ha freehold site.

The houses, now nearing completion, feature are built-up area of between 2,200 and 2,800sq ft, which are priced from RM700,888 onwards.

The project is situated close to a host of facilities and amenities including schools, eateries and shopping complexes.

Yap believes the homes would see an appreciation of about 30% once they are handed over to owners sometime by the late August.
