Finance Administration Division

• Responsible for all aspects of the accounting and financial administration
• Supervises the implementation of Belleview's financial policies, directives and procedures
• Responsible for the initiation of the financial plans within the guidelines of the company
• Safeguards Belleview's assets through the implementation of procedures and systems
• Ensures proper procedures in insurance, cash management and controlling Belleview's bank accounts
• Offers information and advice to other departments, providing assistance with the preparation of business plans, the assessment of proposed capital developments, preparing and monitoring budgets and financial forecasts

The role of Finance & Administration can be summarised into three core areas: Stewardship, Control and Risk Assessment, and Transaction Processing & Strategic Decision Support.

Visioning the Finance & Administration Division is Group Financial Controller, Ms Caryn Lim Phaik Tuan.

Sales & Marketing Division

• Manages a combination of annual sales, types of property management& development and budgetary ability to ensure Belleview's growth in the property management and development sector
• Co-ordinates with all other departments within the company to create a very strong working relationship
• Develops an environment that is team-oriented in approach to solving problems and developing new ideas
• Maintains a pro-active approach, including internal and external requirements, in its financial commitment to sales & marketing

Visioning the Sales & Marketing Division is Executive Director, Mr Ng Chee Kheong.

Conceptual Design Division

• Responsible for the accomplishment of managing space planning while controlling the cost of quality, prioritising multiple projects and maintaining communication with the other divisions
• Mentors staff to ensure the success of projects
• Responsible for space planning, creating and reviewing architectural/schematic drawings
• Produces bills of materials, and overseeing all space planning phases from inception to completion
• Understands the basic needs of each property development after careful analyses of the basic requirements
• Plans interiors that are functional, artistic and visionary
• Renovates and restructures internal space, including structural alterations as well as detailing design of the eventual colour scheme, furniture and furnishings

Visioning the Conceptual Division is Director, Mr Eugene Tan.

Project Division

• Develops a formal and comprehensive project plan that integrates and documents Belleview's plans in property development and management to ensure successful planning and implementation
• Controls expense, focuses the department on key tasks and deadlines to help ensure that all milestones are met
• Achieves strategic objectives through the provision of strategic planning and project management advice and briefings related to internal and external planning issues
• Supports the development and implementation of Belleview's planning framework, processes and outputs
• Responsible for ensuring that a project or programme of change meets its objectives and delivers the projected benefits

Visioning the Project Division is Senior Manager, Mr Lim Beng Hoe.

Retail & Commercial Division

• Responsible for the day-to-day management of Belleview, following company policies and procedures
• Ensures that sales targets are met and finds the best ways of selling them quickly and profitably
• Improves Belleview's commercial performance, works towards an increased market share by exploiting opportunities to maximise profitability and increase buyers' satisfaction to ensure continued business growth
• Manages and motivates staff to increase property sales and improve efficiency
• Makes key decisions relating to management
• Analyses sales figures and forecasts to ensure maximisation of sales and profit besides analysing and interpreting trends to assist Belleview's planning
• Responds to buyers' complaints and comments, and promotes Belleview by liasing with the press and the community in general when organising special promotions, displays and events

Visioning the Retail & Commercial Division is Retail & Commercial Manager, Mr Lee Beng Beng.

Property Management Division

• Manages financial reporting, marketing promotions, rent collections and maintenance contracts
• Keeps constant updates on the forecasts of property revenues or appreciation, capital improvements, trends of the real estates and the economy in general
• Collects market research information and conducts thorough analysis to make the best recommendations regarding asset positioning
• Evaluates expenses and identify acquisition and value-enhancement opportunities
• Co-operates with architects and engineers in building assessment
